Residential Roofing: What Every Homeowner Should Know

Your roofing system plays an integral role in your home’s beauty, protection and energy efficiency. If your roof is damaged or simply old and worn down, your home will suffer in ways you may not anticipate. To ensure you stay ahead of roofing problems and make the smartest decisions when it comes to repairs or replacement, there are a few things you need to know about how your system works. Read on as we explain more.

Roof Replacement vs. Re-roofing

For a roof that has sustained widespread damage, you typically have two options: roof replacement or re-roofing. Many homeowners confuse these two terms, but they are not the same. In a roof replacement, the existing shingles of your roof are completely stripped off before the new ones are installed, allowing your roofing contractor to identify and repair any damage to the underlying parts of your roof.

In re-roofing, new shingles are installed on top of the old ones. Re-roofing is generally more affordable and a faster process, but it’s not always the right solution. One of the downsides of re-roofing is that any underlying damage to your roof will remain unaddressed, so this option is typically not recommended with older roofs or in cases where the contractor suspects more serious damage.

Maintenance

Roof maintenance is a critical part of being a responsible homeowner. Even a top-of-the-line roof that was installed flawlessly will need some maintenance over the years to ensure it remains in good condition. Some key parts of roof maintenance involved cleaning out the gutters regularly (or installing a gutter protection system); ensuring that nearby trees are trimmed so there’s no risk of branches and leaves falling onto your roof; and conducting regular inspections to look for problem areas.

During an inspection of an asphalt shingle roof, you’ll want to check for things like cracked or curling shingles and granules accumulating in your gutters. If you notice these signs, it means your shingles are compromised and you need assistance from a roofing contractor. By being proactive about maintenance, you can prolong your roof’s lifespan, saving you money by preventing premature roof replacement.

Storm Damage Repair

Unfortunately, storm damage is one of those things you can’t predict–but you can prepare for it by being proactive about routine maintenance, and you can make a plan for how you’ll approach hail storm repair should the need arise.
